The innovation street of the optical valley, in terms of SBI (shared business incubator) is an attempt and practice of industrialized incubator based upon decades of summarized “hatching” experience pursued by wuhan hi-tech innovation center. It is a Hi-Tech hatch commercial property system, which is also an effective combination between real estate investment and Hi-Tech invest. Its main characteristic is the securitisation mode of the enterprise incubator’s real estate, through which, the medium and small scientific and technological enterprises have commercial space that best suit their high-speed development and social investors share the high growth of the high-tech industry.

    In 2001, Qing Quan Luo (Governor of Hubei province) told us to make our SBI a national first-class innovation estate with "large scale, complete function, excellent environment and the best service”. At present, the grand blueprint is turned into reality accompanied by the construction of SBI, and thus bursts out in the incubator property management mode. The street under construction lies in the high and new technology development zone of the East Lake, only 300 meters from the main entrance of Huazhong University of Science and Technology, the area has a convenient traffic, a lot of gathered universities, it neighbors not only with Huazhong University of Science and Technology and geological university, but also with Yangtze Optical Fiber and Cable Company Ltd and FiberHome Technologies, therefore it has sufficient intelligence resource and strong innovation culture atmosphere, it is the core commercial district of China optical valley.

    At present, the first stage of 67000 square meters commercial hatching buildings have already come into operation, seven buildings set in row from west to east, 15 floors on the ground, the first 3 floors are commercial networks, the hatching area locates above the 4the, the ground floor is the parking area. The second stage has already built up, which is planed for the lives of the entrepreneurs and contains bachelor apartment, commercial pedestrian street, training center etc. The floor area of the facilities mentioned is 140,000 square meters. The third stage is planed to have 500,000 square meters, and the relevant building design work is being carried on now.
